It estimates how much money you would actually keep after selling your home — not the sale price, but what lands in your bank account once commission, HST, legal fees, repairs, staging, carrying costs and price negotiation are paid. It compares fixing up and listing, listing as-is, and a direct cash sale side by side.
How is my walk-away number calculated?
We start with your estimated market value, then subtract a 5% real estate commission plus 13% HST on that commission, $2,000 in legal fees, typical repairs and preparation for your home’s condition, staging and cleaning, and the mortgage, tax, insurance and utility costs of carrying the home while it’s on the market. You can adjust every assumption on the results screen.
Is it free? Do I have to give my information?
